Check in time is allowed after 3:00 PM. Check-out time is at 11:00 AM.

All cabins are non-smoking. Outdoor areas are available for smoking with a “butt bucket” provided.

Because we’re a small business with limited availability, cancellations and last-minute changes are challenging for us to re-book. We do our best to be fair and flexible when plans change, and we strongly recommend travel insurance if there’s any chance your trip could shift.

Reservations may be canceled up to 14 days prior to your arrival date and receive a refund, less a $45 non-refundable booking fee per cabin, per night reserved.

Any TAMU special events or holidays like: home football games, parent’s weekend, graduation, valentine’s block and holidays are may be canceled up to 30 days prior to your arrival date and receive a refund, less a $45 non-refundable booking fee per cabin, per night reserved.

Reservations canceled within 14 days of arrival are non-refundable. Full payment is processed 14 days before your scheduled arrival, and no refunds will be issued for cancellations made after that time.

No-shows, late arrivals, and early departures are non-refundable.

In the event of a pandemic, government-mandated closure, natural disaster, or other circumstances beyond our control that prevent us from honoring your reservation, a voucher or credit for a future stay may be issued in lieu of a refund.

All towels and linens are provided for your stay, along with hotel essentials including shampoo, conditioner, body wash, hand soap, and a hair dryer. We proudly use Comphy Co. bedding for a soft, hotel-quality sleep experience, and provide Los Poblanos spa-like bath amenities for an elevated, relaxing touch.

The Hill Country Lodge accommodation is the only cabin that features a full-size kitchen with a stove, allowing for expanded in-cabin cooking. Pots and pans provided.

All other rentals include basic kitchen essentials such as plates, glasses, silverware, a mini refrigerator, microwave, toaster, a standard coffee maker with coffee and filters and a gas grill. Propane is provided.

Hill Country Lodge, The Barn, Batts Ferry Log Cabin and Sugar Shack do offer a fire pit and seating area. Fire starter and wood will be provided. Open fires, including campfires and firepits, may be restricted during county burn bans. When in effect, we must fully comply and pause all outdoor burning.

WiFi access and televisions are not provided. Our intention is to encourage guests to disconnect from distractions and connect more fully with the people they’re here with and the natural surroundings.

Cell service is available, though it may be limited in certain cabins due to metal roofing and the rural setting.

Most definitely! While we are a Bed & Breakfast, we are not your typical one.  We have everything stocked for you in your cabin upon arrival.  A breakfast basket that is filled with fruit, cereal, coffee, a bagel, a cookie & a variety of snacks.  Your mini fridge will be stocked with milk, juice, yogurt and a pastry box that we bake here on site.  Enjoy our famous Brazos Muffin in your robe and on your private porch area with a cup of our special blended coffee!

Bed heights vary by cabin and may be higher than those found in traditional hotels as part of each cabin’s themed design. Each cabin does have a wooden step stool next to the bed.

Yes, we highly recommend it! As a small business with limited accommodations, last-minute cancellations are difficult for us to fill. To protect your stay against the unexpected (like illness or travel delays), we’ve partnered with Resnexus Travel Protection. You can easily add coverage to your stay directly while booking online!

Our private Jacuzzi tubs require guests to step into the tub and may not be suitable for guests with certain mobility limitations.

We welcome canine companions at 7F Lodge and can be added to your reservation during the booking process.

A $50 non-refundable pet cleaning fee per dog, per cabin applies.
